Contract works insurance for tradesmen covers work that is ongoing for a particular project. It can cover repairs or even rebuilding work in progress if it is damaged, due to things like vandalism or extreme weather.

As well as the work in progress, contract works insurance can cover building materials, tools and plant, and temporary buildings. However, it’s important to check the details of your policy as you have to meet certain security requirements to ensure items like your tools and building materials are covered on site.

It’s also important to note that contract works insurance does not cover existing structures on a construction project site. For example, if you are working on an extension to an existing building, contract works insurance will only cover damage and cost to repair the extension, not the existing building.

Do I need contract works insurance?

Contract works insurance is usually required when your contract specifically states that you as the contractor are responsible for unfinished work. Therefore, you may need insurance to protect yourself against any claims or losses, but your contract may also require you to have contract works insurance in place.

When considering the level of cover you need, you should take into account the total cost of the largest project you are working on, including labour costs and building materials. Therefore, if the largest contract you have is a £250,000 project, then you need £250,000 contract works insurance.
